Lets face it maximising your property is the Nuts and Bolts of making a quick sale or let whatever the market is doing.

There’s loads of information on some basic tried and tested ways that will help present your home to its best, speed up your sale or let and lead to a quicker deal.

The best part is they don’t cost too much to do! , The worst part is you will need to spend some time doing them, and remember make sure all the jobs are completed before your property hits the market.

Follow our checklist to help make sure you don’t miss anything.


Have a tidy up!
Lets start with the basics, Items you’ve had for a while and don’t use, sell them, hold a garage sale, car boot sale or sell it on ebay, any unwanted furniture, old bikes, appliances, bits and bobs that you’ve been hanging on to and don’t know why!, either sell them, give them to charity or take it to the dump.

Clear out all cupboards and drawers and don’t forget the garage and shed, this will create a more organised and inviting home for perspective buyers.

 

First impressions count

Take a good look at the front of the property, if you live in a flat check out the communal areas.

With a house check all gates open and close properly, make sure the number or house name can be seen from the street. Weed the path, cut the grass, power wash if you can. Add some colour to the borders with some new plants and remember to hide the bins away. The key is to make a welcoming environment.

If you have a flat, sweep the floors and hoover the communal areas, change the blown light bulbs, clean the windows and remember if you have an entry phone system make sure your name or number is clear.

Roofs, Gutters, Windows

Have a good look, broken tiles and gutters Get them fixed! This can put off perspective buyers, anything that looks tired or damaged our advise is repair, clean, paint whatever is visible from the ground that looks like it needs it.

Internal maintenance

Yep you’ve guessed it, stop putting of those jobs, we recommend you go through the home   room by room and make a list of the jobs. Oil squeaky hinges, tighten loose handles, and make sure all doors and windows open and close properly, and remember to repair leaking taps and noisy toilet cisterns.

Anything that rattles, squeaks, leaks and make funny noises will give the impression that your property requires work and money to spend so get these jobs sorted.

Its amazing what a coat of paint can do to the value of your property, now were not saying paint the whole house, however do consider freshening up the areas that need it most and keep the colours neutral and light. Dark colours can make the rooms feel smaller than they are and can put off perspective buyers. Perhaps try some new lighting or get brighter bulbs.

 

Less is More

Get rid of anything you don’t need, give the illusion of space, if you’ve got to much furniture in each room consider storage? If you are moving it may be the perfect time to start packing boxes and create some space, just keep a few decorative items out.

Get the kids to take down a few of the posters and don’t forget remove the glue and tape of the walls.

 

Kitchen

One of the most important rooms in the home, clean the work surfaces and put any unwanted stuff away, give the oven, fridge and appliances a clean.

 

Bathroom

A Must! We recommend this room kept clean, keep the toilet seat down and make sure there is no hair in the sink, bath or shower. Get the picture! No dirty towels on the floor please! and give the shower door and mirror a good clean every time you use it.

Reseal the silicon around the shower, bath and sink. Put some fresh towels out before a viewing.

 

Presentation

You’ve got it ! What we recommend is maximise each area with a focal point once you have decluttered, have a walk round and show off its best features, If you’ve got a fabulous garden make sure they can see it through the window.

 

Finally outside

Now you’ve sorted the inside, take a look outside the house, keep the garden equipment tidy and in the shed or garage, make sure the garden furniture is clean and inviting, balconies kept clean and fresh.

And finally before each viewing have a quick look round, clean up and check all mess is tidied away you only get one first impression so make it count.
