Selling guide

Our aim is to provide some information about the selling process, if you are thinking of selling this will introduce you to brandons and help with any questions you may have.

First register with brandons
Once you have registered with brandons you will want to know how much your property is worth, we can give you a guide over the phone and discuss your requirements however a true valuation can only be provided following a visit to your home.

We have a wealth of knowledge on the moving process and understand the local market conditions, prices asked and prices achieved for similar property.

Our fee
All our advertising is included in our service and our fee is not payable till completion.

Home marketing
We don’t think so, some feel selling privately will save money.

You would need to do your own valuation, pay for your own advertising, for sale or let board, answer phone enquiries and take care of all other legal requirements.

You need an agent you can trust and who has a wealth of knowledge on the local market conditions. They will value and market your property for you and can help with solicitor and mortgage advice.


Preparing your property
Before putting your home on the market, we recommend taking a good look at what jobs need to be done check what decorating and cleaning is required its worth asking a friend for a second opinion or have a chat with one of our team for advice, Presentation is everything it maximises the sale or let of your property and speeds up the process.

Instructing brandons
As soon as you have instructed us we will take photographs of your property, take all details and produce a brochure for your approval.

Your property is then put onto our website which immediately updates all leading property portals giving maximum exposure of your property.

We then match carefully your property with our huge database telling them about it via email, phone and our SMS Alert.

With over 30 years experience the team at brandons have seen most problems that can arise, we can help with difficult negotiation, deal with chains and generally offer advice.

Viewings
We believe in accompanying our viewings these are usually done between our opening hours however brandons understands that being flexible is what works so let us know your requirements and we will always aim to fit, subject to the landlords permission.

Feedback

As we have said before most agents offer feedback but very few deliver, we keep you up to date on all viewings and any offers.

Receiving and accepting offers
As soon as we get an offer- you know verbally and in writing and all offers are subject to contract, Once an offer has been accepted all information from all parties is gathered and a memorandum of sale is sent out to all parties involved.

You will need to appoint a solicitor to obtain and prepare contracts, we can recommend one if you don’t have one.

All documentation is prepared for exchange of contracts and the final stage normally happens two to four weeks following exchange of contracts. All legal fees and our fees are paid at this point.

Remember
Don’t forget to leave any relevant instruction and manuals for appliances you are leaving.

Re-direct your mail and do all your meter readings before you go.
