Renting a home can be complex, it can be even a little frustrating, especially if you are unsure of how the process works.Renting guide

When renting a property it can be a complex and frustrating process, below is a guide if you are unsure, take some time to read it through.

 

First register with brandons

To find you the property that ticks all your boxes we want to know all about your requirements, this includes your rental budget and the date you need to move by.

Typically properties to rent are available two months before occupancy date, so if possible always start looking early.

We will keep you informed of all new property as it comes on to the market by phone, email and our SMS Alert.

 

Viewing

Having identified a potential property we will arrange a viewing, this can be conducted between our opening hours however where possible we will aim to suit you subject to the landlords permission although we do ask them to be flexible.

  •  9.00am - 7.00 pm Monday – Friday

  •   9.30am – 5.30 pm Saturdays

  •   11.00am – 4.00 Sunday Viewing

If you like the property and ticks it all the right boxes don’t delay your offer as it may be let to someone else the same day.

We do ask if you can be on time for your viewing, we can meet you at the property but if you are unsure of the area we can meet you at the brandons office and drive you there.

 

Making an offer

Once you have made an offer you will need to pay us a deposit, this covers administration and a reservation deposit. The deposit will be deducted from your first months rent, however should you change your mind about the property you will loose your deposit.

There are occasions when you will be able to negotiate the rent, this can be difficult but working with brandons you will benefit from our experience.

Most tenancy agreements are a minimum of six months.

 

Finally

One month before the end of your tenancy agreement we will contact you to see if you would like to renew your tenancy agreement or confirm that you will be vacating the premises.

At the end of your tenancy we will require a forwarding address the balance of the deposit will be sent to you, please make sure all your utility bills and council tax is paid as this is your responsibility.
