First register with brandons
Once you have registered with brandons you will want to know the rental value of your property, we can give you a guide over the phone and discuss your requirements however a more accurate valuation can only be provided following a visit to your property.
Prior to commencement of any tenancy there are a few things you will need to do before letting your property.
- If you have a mortgage you should ensure that you inform your lender and get their permission. We can help with this and give you some advice.
- If you have a leasehold property you will need to check your Head lease and make sure you have no clauses stopping you, we can help and give you some advice.
- Your home insurance may be affected by letting out your home you should check with your insurance company and check that cover will continue if you’re absent from the property.

Furnished or unfurnished you ask?
Good question! you may let your property furnished or unfurnished, once we have seen your property we can advise you on what would be best for you. Some furnishings may not comply and meet regulations.
Preparing your property for letting

Viewings
When we conduct viewings it’s a good idea to have all keys for windows, doors and garages available if you have one.
How long does it take to find a tenant I hear you ask..?
Well this is all based on currant demands and the desirability of your property, anything from a few days to a month. At brandons we do maximise the speed of letting through our computerised system, we are able to match potential properties to tenants. We also inform them by phone, email and our SMS text alert.
We also do all the usual advertising in the newspapers and on the web.
Vetting potential tenants
At brandons we check all potential tenants by credit referencing, where possible we always get references from previous landlords and employers.
Obligations during the tenancy
During the tenancy period any repairs needed must be carried out promptly, you must also comply with all safety regulations. At brandons we can take care of all this for you .
We also check the property from time to time to make sure it stays in good condition.
