If your thinking of buying the process can be a complicated and overwhelming experience please read through our guide to help you understand the process.
First register with brandons
Firstly you need to register with brandons this can be done on the phone or by email, make sure you tell us exactly what you are looking for we can then access all properties that match your requirements these can be sent to you by SMS Alert, email or post.
Viewings
Viewings are conducted in our normal opening hours
- 9.00am – 7.00pm Monday – Friday
- 9.30am – 5.30pm Saturdays
- 11.00am – 4.00 pm Sunday viewing
We usually conduct all our viewings, the owners will not always be present. Sometimes there are specific times for viewings although we do ask if they can be as flexible as possible.
After the viewing we need to know if you are interested in buying the property so please allow time to discuss your thoughts with us.
Making an offer
We will put your offer forward to the client and negotiate on your behalf we do this verbally and in writing, once the offer has been accepted we take all parties solicitors details and produce a memorandum of sale to all involved.
Mortgages
With so many lenders offering mortgages today finding the right one for you can be difficult.
We believe you will get better advice talking to an independent mortgage broker who can choose from a wide range of the uk’s leading lenders.
At brandons we have secured preferential access to an independent mortgage broker who can spend time and talk though your needs. Contact us and we can put them in contact with you.
Finally
Once instructed your solicitor will now undertake all searches and a survey will be organised. When your solicitor is completely satisfied with everything contracts can be exchanged a deposit will be required at this stage, this will then make it legally binding.
Once exchange of contacts has happened a completion date is usually set two to four weeks later. On completion the remaining money is transferred to the seller’s solicitor and the property is yours to move into.
The keys are usually held at our office for you to collect.
